SUMMARY

Guardian Credit Union’s first office was located in a once industrial area that became depressed and is now quickly turning into a high traffic retail market.  The credit union needed to keep up with this emerging market, so La Macchia Group identified a 16,000 square foot office building adjacent to a newly constructed Target store and shopping complex making it an ideal spot for acquiring new membership.

La Macchia Group worked with the credit union to identify serious preexisting contamination issues on the site, including asbestos.  The building had been used as a paint shop for mining equipment in the late 1800’s and early 1900’s and then as a 1970’s office building it housed the engineering department for a company that made heavy machinery.  Working with the credit union’s council we were able to assist in obtaining the credit union’s indemnity through a trust fund created by the seller.  In spite of these issues, La Macchia Group successfully remodeled the building.

Due to its location, size and presence it is one of the top producing branches.  Currently land in the area has increased beyond the credit union’s original investment improving the value of both their building and land.
